What Does Entitled Land Mean?

Understand why entitlements are central to large-balance development land financing.

Immediate answer

Entitled land has received the applicable governmental approvals needed for a defined development use, subject to the exact jurisdiction and project approvals.

Why Entitlements Matter

FundFastr’s current $5M–$50M land-loan working guideline is intended for entitled U.S. development opportunities, not speculative raw land.

Documentation to Organize

  • Entitlement approvals
  • Development plan
  • Site and property information
  • Water/sewer impact information
  • Prior development costs
  • Detailed sources & uses
  • Developer bio and track record

Approvals are specific to the project

Identify the approved use, density, conditions, expiration dates, and any remaining permits. Entitlement does not mean all construction permits have been issued. Explain utility availability, access, and remaining infrastructure obligations.

Connect the documents to the financing request

Reconcile land basis and prior development costs with the sources-and-uses schedule. Include existing debt, requested financing, developer equity, and a supported exit. Separate amounts already spent from costs still required to complete the plan.
